Short term rental Management Fee
No cleaning fee charged from the property owner
The cleaning fee is passed on to the Airbnb guest directly; We strive to set the cleaning fee competitive just to cover the minimum cost of labor and supplies (One bedroom condo is starting from $50/turnover)
We collect 15% management fee from the Airbnb income ( If the Airbnb suite is earning $60/night, the management fee will be $9/night and $270/month)
Long term rental management fee
We collect 10% management fee from the monthly rental income
New tenant placement fee: we charge $200 for every new tenant group move-in to cover the marketing, tenant showing, screening and lease agreement)

Maintenance & Emergency
We work with reliable Maintenance Technicians who can perform routine maintenance procedures and help troubleshoot and quickly repair any plumbing, HVAC, mechanical or electrical problems should they arise in the short term rental property.
We also prepared a default list of property management maintenance emergencies. We use this list as a starting point for new property management clients, who are given the freedom to modify the list to match their policies.

When a tenant calls with a maintenance issue that matches an item on the list, the call is immediately dispatched to maintenance. If the issue doesn’t match an item on the list, the tenant is notified that their request has been recorded and will be handled during regular business hours.
